Plans made to develop Hunter Country Club area

A special meeting was called by Richmond Village on February 9th to discuss and review the preliminary concept plan for the redevelopment of the Hunter Country Club.

Christian Khayat would like to develop the Hunter Country Club golf course area. Khayat has significant experience developing various forms of construction projects including new homes. He presented a number of drawings for the village board to inspect.

Khayat’s proposed project would include a row of retail stores at the west end of the property on Route 173, a small hotel and a banquet hall. Also along Route 173 Khayat intends to build 240 town homes or “golf-villas” that would be placed on 30 acres on the east end of the property. A total of 120 acres will be developed. Work on the part of golf course near the middle school is already under construction.

“We want to bring a new style of living to Richmond,” said Khayat. He said the one and two bedroom town homes would attract the younger and older buyers who have fewer young children. “We feel there would be little or no impact on the school situation. The environment in the development is everything to me,” continued Khayat.

The current 18 hole course will be reduced to a 9 hole layout:”I love the golf course,” said Khayat. “Though it is not functional right now.” He is putting $2 million into transforming the golf course.

Khayat believes that the proposed new winery that would be near the east end of his development will be compatible.

Most of the village trustees were excited about the idea, however, Trustee Dan Deters said he is not against the project but he is looking for much more discussion on the matter. He expressed concern that the golf course could be sold to someone else who might not give it the maintenance it deserves. Deters said it would be a good idea to create a new 18 hole course instead of just nine holes. “I don’t drive anywhere to play nine holes,” he said. “At this point the drawings look like Anyplace U.S.A.”

Trustee Charles Schultz expressed concern that the 240 town homes could negatively impact the village. Schultz would like to see further discussion on this issue in the future. Trustee Roy Wulffen wanted to know how much the new homes would cost. He was told they would cost between $200,000 and $300,000.

Impact on traffic was not discussed.

Khayat said he is looking for a “multi-decade partnership” with Richmond.

All Richmond officials are agreed that the village needs more income from commercial development and less impact on the schools.
